Viceroy Park Avenue is now taking reservations for stays from 1 February 2027, bringing a new luxury address to the corner of Park Avenue South and 29th Street. The plans pair residential-style rooms with a rooftop pool and cocktail lounge overlooking the Manhattan skyline, plus a penthouse with its own sauna and cold plunge.

Viceroy Hotels & Residences says its 252-room Manhattan flagship will bring together interiors by Meyer Davis, dining by Tao Group Hospitality and a dedicated wellness floor. Rates start at $850 per night, with accommodation ranging from king rooms to a duplex Presidential Suite designed for longer stays and entertaining.

The hotel occupies the former Royalton Park Avenue building in NoMad, near Madison Square Park and the Flatiron District. Its February arrival date follows the December 2026 debut outlined in our earlier look at the NoMad project, when the rooftop pool and private wellness suite were already part of the plans.

Residential interiors, with room to settle in

Meyer Davis Studio, working with Viceroy’s in-house design studio, is shaping the rooms around the character of a private Manhattan residence. Layered lighting and custom furnishings will sit alongside warm woods and richly textured stone, giving the interiors a domestic feel above the streets below.

Viceroy lists its City King rooms at up to 400 square feet, with a king bed and interior-facing views. These are worth distinguishing from the larger suites if a street outlook is important to your stay: the accommodation collection includes several different layouts and views.

The City King with Terrace adds private outdoor space to the same published room size, while retaining an interior view. Elsewhere, selected rooms and suites will have terraces or Juliet balconies looking towards Park Avenue and 29th Street. Choosing a category with outdoor space therefore also means checking its particular outlook.

The room details include floor-to-ceiling windows, blackout curtains, walk-in showers and Corpus bath amenities. Nespresso machines, 60-inch smart televisions, robes and slippers, turndown service and in-room dining complete the practical comforts, whether the stay is built around evenings out or more time at the hotel.

Balcony suites and a duplex above the city

The 700-square-foot NoMad Suite separates a king bedroom from a spacious living area and adds a private balcony facing Manhattan’s streets. For a longer city break, that division gives guests somewhere to spend time without using the bedroom as the entire living space.

The 800-square-foot NoMad Corner Suite has a king bedroom, separate living area and one-and-a-half bathrooms, with corner views. A separate Corner Terrace category adds a private balcony, offering another option for travellers who put outdoor space high on their list.

The 1,000-square-foot Park Suite includes separate spaces for living and dining, a pair of bathrooms and a private balcony overlooking Manhattan streets. Its layout makes it a useful category to consider for guests who expect to dine in or host during their stay.

At the top of the collection, The Park House is an approximately 2,000-square-foot duplex Presidential Suite. A dedicated dining room, separate living area, two bathrooms and ample wardrobe space are joined by a spacious private terrace. It can also connect to a second king bedroom, an important configuration for guests travelling together.

Three specialty penthouses complete the signature accommodation collection: The Corner Penthouse, The Terrace Penthouse and The Wellness Penthouse, ranging from 755 to 2,100 square feet.

A wellness penthouse with private recovery facilities

The 2,100-square-foot Wellness Penthouse brings the hotel’s most extensive wellness facilities into the accommodation itself. Its private infrared sauna and cold plunge will sit alongside a Wellness Recovery Lab and fitness room, with technology from Technogym, Peloton and Therabody.

The penthouse will also feature the Orion Sleep System, including adjustable mattress-temperature settings and sleep-monitoring technology. A Wellness Curator will tailor the stay by coordinating spa appointments and wellness sessions around individual needs. For travellers who want exercise and recovery built into their city break, the combination offers considerable privacy and control over their schedule.

The shared wellness facilities will occupy the third floor, with four spa treatment rooms, a sauna, steam room and cold plunge, alongside a Technogym fitness centre. Guests in other room categories will therefore have a dedicated place for treatments and exercise within the hotel, while the penthouse brings those private recovery facilities upstairs.

Tao Group dining, from the street to the rooftop

Tao Group Hospitality will oversee the hotel’s restaurants, bars, rooftop and event catering. At street level, a signature restaurant and café are planned as gathering places for both visitors and New Yorkers, giving the hotel a dining presence within NoMad as well as above it.

The rooftop will combine an outdoor pool, poolside bar, cocktail lounge and indoor-outdoor social spaces, framed by Manhattan views. The programme is intended to span morning coffee, long lunches, dinner and evening cocktails, with several places to spend time beyond the guestroom.

Arash Azarbarzin, CEO of Viceroy Hotels & Residences, told Afar earlier this year: “There will be no rope at the door.” That gives a useful indication of the intended approach to neighbourhood access, particularly for readers considering the restaurants separately from an overnight stay.

The hotel will also have more than 15,000 square feet of meeting and event space. Three flexible rooms can be used separately or combined, with a boardroom, restaurants and rooftop providing additional settings for weddings, celebrations and corporate gatherings. Tao’s food and beverage programme will extend to these events.

New York through its makers

Viceroy plans bookable experiences connecting guests with local makers and cultural figures, extending the stay beyond the hotel’s dining and wellness spaces. Among those involved are Max Girombelli of Duca Sartoria, whose bespoke tailoring carries forward generations of Italian craftsmanship, and celebrity hairstylist and wig maker Timur Sadyq.

The programme will draw on their individual relationships with New York, giving guests a way to explore the city through people working within its creative communities. These experiences add a more personal focus to a stay in NoMad, alongside the neighbourhood’s restaurants, galleries and nearby green spaces.

Booking Viceroy Park Avenue

Reservations are open for stays beginning 1 February 2027, with advertised rates starting at $850 per night. The hotel’s address is 420 Park Avenue South, New York, NY 10016.

For room categories and reservations, visit the Viceroy Park Avenue website. When choosing accommodation, pay particular attention to the outlook and outdoor-space description: an interior-facing terrace room, a street-facing balcony suite and The Park House’s larger private terrace offer quite different settings for a Manhattan stay.
