Viceroy returns to Manhattan with a NoMad flagship and rooftop pool

Opening in December 2026, Viceroy Park Avenue will combine residential-style rooms, Tao Group dining and private recovery facilities in the heart of Manhattan.

Viceroy Hotels & Residences plans to open Viceroy Park Avenue in December 2026, signaling the luxury brand’s comeback to New York City with a 252-room flagship in NoMad.

Sited at Park Avenue South and 29th Street, the Manhattan hotel features interiors from Meyer Davis Studio, dining programmed by Tao Group Hospitality and more than 15,000 square feet of event space. It will also offer a rooftop pool and lounge, a third-floor spa and a 2,100-square-foot Wellness Penthouse designed for private recovery experiences.

The property is being developed through a joint real estate venture involving Viceroy’s parent company, Highgate, and BGO, alongside Tao Group Hospitality. The hotel will combine accommodation, dining, wellness and events in one Manhattan address.

“New York is one of the most important hospitality markets in the world, and our return to the city is an important step in the continued growth of the Viceroy brand,” Arash Azarbarzin, CEO of Viceroy Hotels & Residences, said in the opening announcement.

Viceroy Park Avenue’s NoMad location

Viceroy Park Avenue will sit close to Madison Square Park and the Flatiron District, with Midtown and downtown Manhattan also within easy reach. The position gives guests access to NoMad’s restaurants, galleries and shops while remaining connected to the city’s major business districts.

Viceroy is positioning the property as a quieter, residential-style retreat above the energy of Park Avenue South.

The immediate neighbourhood supports that approach. NoMad combines historic commercial architecture with restaurants, hotels and design-led businesses, while Madison Square Park provides a green counterpoint several blocks to the south. The area also sits between the Flatiron District and Midtown, making the hotel practical for leisure stays and corporate travel.

Residential interiors and four presidential suites

Meyer Davis Studio is designing the 252 guestrooms and suites with the atmosphere of a private Manhattan residence in mind. Warm wood, textured stone, layered lighting and custom furniture are expected to create a softer setting than the glass-and-steel character associated with many New York hotels.

Viceroy says the rooms will rank among Manhattan’s larger luxury hotel accommodations, although the company has not released dimensions for every category. The upper-level collection will include four presidential suites, while three specialty penthouse suites on the 18th floor will range from 755 to 2,100 square feet.

A separate duplex suite will provide about 2,000 square feet for living and entertaining. These larger layouts are suited to extended stays, private gatherings and guests who want more separation between sleeping and social spaces.

The hotel’s official website describes its rooms and penthouses as drawing on the warmth and eclectic character of a private city home. Further information on individual room categories, nightly rates and opening offers has yet to be published.

Tao Group dining and a penthouse-level rooftop

Tao Group Hospitality will lead Viceroy Park Avenue’s food-and-beverage programme, extending its role beyond a single restaurant. A signature restaurant and café are planned at ground level, giving the hotel public-facing venues intended for local diners as well as overnight guests.

At penthouse level, the rooftop will bring together an outdoor swimming pool, pool bar, cocktail lounge and flexible social areas overlooking the Manhattan skyline. The pool is expected to be one of the hotel’s defining leisure features, while the bar and lounge will add an evening venue above NoMad.

“We look forward to bringing our expertise in hospitality and dining to the property and creating compelling food and beverage experiences for both guests and locals alike,” Noah Tepperberg, co-CEO of Tao Group Hospitality, said in the announcement.

Tao Group will also provide culinary programming for private functions. The restaurants and bars will also support the hotel’s events programme.

A third-floor spa and private Wellness Penthouse

Viceroy Park Avenue’s main spa and fitness centre will occupy the third floor, offering a more secluded contrast to the rooftop’s social focus. Four treatment rooms will be supported by a sauna, steam room and cold plunge, while the gym will use Technogym equipment and other wellness technology.

The facilities are being planned for New Yorkers as well as hotel guests, with the restaurant, rooftop and wellness areas also intended to serve as destinations for local visitors.

The most private wellness option will be the 2,100-square-foot Wellness Penthouse. Its planned amenities include an infrared sauna, cold plunge, fitness equipment, recovery technology, an indoor fireplace and an outdoor terrace.

This suite will allow treatments, exercise and recovery sessions to take place without guests moving through the shared spa. It also gives the hotel a distinctive accommodation category for travellers who want wellness facilities integrated into their room rather than scheduled elsewhere in the property.

More than 15,000 square feet for events

Viceroy Park Avenue will offer more than 15,000 square feet of meeting and event space, with three dedicated venues that can be used separately or joined together for larger occasions.

The spaces are being designed for weddings and corporate functions, alongside private social gatherings. Event organisers will also be able to use food-and-beverage venues around the hotel, with Tao Group Hospitality overseeing the related menus and service.

The range of configurations will accommodate intimate dinners as well as larger receptions. Skyline views and the central Park Avenue South address will be central to its appeal as a New York events venue.

Viceroy’s wider expansion plans

The Manhattan opening forms part of a broader pipeline for Viceroy Hotels & Residences. The Observatory Sun Valley, A Viceroy Resort, is scheduled to open in Idaho in autumn 2026, ahead of the planned New York debut in December.

Other hotel and residential projects are planned for Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico and New York’s Hudson Valley. The company has also expanded through Viceroy at Ombria Algarve in Portugal and a partnership with African Bush Camps covering safari lodges in Botswana and Zambia.

Viceroy Park Avenue will place that expansion in one of the brand’s most prominent urban locations, with its first guests currently expected to arrive in December 2026.
