Wynn Al Marjan Island unveils vast private Townhomes for its 2027 opening

Four two-level residences will bring private spas, enclosed courtyards and round-the-clock service to Enclave, the resort’s exclusive hotel-within-a-hotel in Ras Al Khaimah.

Wynn Al Marjan Island has announced four private Townhomes for Enclave, the resort’s boutique hotel in Ras Al Khaimah, ahead of a planned September 2027 opening.

The two-level residences will range from 630 square metres with two bedrooms to 1,110 square metres with four bedrooms. Located at the centre of the resort but outside its main tower, each Townhome will combine the privacy of a self-contained home with direct access to Wynn Al Marjan Island’s restaurants, entertainment, wellness facilities and beachfront.

Available by reservation only, the Townhomes will be among the largest and most private accommodation at the resort. Guests will enter through the Royal Foyer, rather than passing through the main hotel areas, before reaching interiors inspired by Parisian hôtels particuliers, the grand urban mansions traditionally built around private courtyards.

Private spas, plunge pools and entertaining spaces

Each Wynn Al Marjan Island Townhome will have an enclosed landscaped courtyard with multiple plunge pools, providing privacy from the surrounding resort. Vaulted ceilings, grand staircases and detailed architectural finishes will define the interiors.

Each primary suite will come with its own spa amenities, among them a hammam and tepidarium. These heated rooms draw on bathing traditions associated with Turkish baths and Roman thermal complexes, allowing guests to follow a private wellness ritual without visiting the main resort spa.

A series of salons will provide space for relaxing and entertaining. Plans include a library, expansive living and dining rooms, a billiards area, a media room, a contemporary-style kitchen and a private bar. The combination is designed to feel more like a permanent residence than an enlarged hotel suite.

“Space is one of the ultimate luxuries, and guests will experience it unapologetically here,” said Todd-Avery Lenahan, President and Chief Creative Officer of Wynn Design & Development. “The Townhomes represent the most expansive guest accommodations we have ever created; entirely unique within our global portfolio.”

The four-bedroom layout will cover 1,110 square metres, placing it well beyond the scale of many standalone luxury villas. Even the smaller two-bedroom Townhome will extend across 630 square metres and two floors.

Round-the-clock service within a private residence

The residential design will be supported by dedicated 24-hour butler and culinary teams. Private chauffeured transport will connect Townhome guests with other areas of Wynn Al Marjan Island, while tailored amenities can be delivered inside the accommodation.

Guests will also receive privileged access to a private beachfront. They can use the resort’s public and private facilities during the day, then return to an enclosed courtyard and separate living spaces in the evening.

“What distinguishes the Townhomes is their individuality,” Lenahan said. “Guests will encounter the rare and extraordinary. Every detail has been created specifically for these accommodations, resulting in spaces that feel deeply personal, highly curated, and distinctive as the finest homes anywhere in the world.”

Wynn has not disclosed nightly rates or details of the reservation process. The company said the four residences would be offered only through exclusive bookings.

Enclave will have 323 accommodations

The Townhomes form part of Enclave, a private hotel-within-the-resort that will comprise 323 accommodations. Its inventory will span suites, Apartments, Townhomes, and Marina and Ocean Estates.

While much of Enclave occupies the upper floors, Wynn describes it as a separate experience within the main destination. The official resort website presents its elevated areas as a “coastal mansion in the sky”, with interiors shaped around platinum, sapphire, cream and sea-mist tones.

The Townhomes take a different architectural approach. Positioned outside the main tower, they use separate entrances, enclosed gardens and residential proportions to create privacy at ground level. Their central location will still place the resort’s dining and leisure facilities close by.

Enclave guests will have access to a dedicated section of Wynn Beach. The wider waterfront is being divided into Resort Beach, Adult Beach and Enclave Beach, allowing each area to offer a different level of activity and seclusion.

A 60-hectare resort on the Arabian Gulf

Wynn Al Marjan Island is under construction on a 60-hectare island overlooking the Arabian Gulf. The property is less than 50 miles from Dubai International Airport and around 15 minutes from Ras Al Khaimah International Airport.

Planned as the UAE’s first integrated resort, it will have 1,530 rooms and suites across the wider property. Current plans also include 22 restaurants, bars and lounges, alongside a beach club, five-star spa, theatre, nightclub, designer shopping and an events centre.

The principal Resort Tower will rise 70 storeys and reach 352 metres above the sea. Its structural concrete reached its full 305-metre height in November 2025, under two years from the start of construction. At that stage, the development was reported to be 62 per cent complete, with work progressing inside guest rooms and public spaces.

Wynn has also finished work on a 550-metre shoreline, along with a sheltered lagoon and offshore reef beside the development. The lagoon is designed to provide calmer water for swimming, snorkelling, paddleboarding and kayaking.

“Our ambition was to create a shoreline where guests can escape, somewhere they can swim in calm, clear water and enjoy the beachfront in complete privacy,” Wynn Al Marjan Island President Max Tappeiner said when the waterfront milestone was announced.

Approximately 420 metres of private white-sand beach are planned. The engineered offshore reef is intended to support marine habitats, with coral growth and other marine life already reported around its structures.

Wynn Al Marjan Island will open in September 2027

The resort had previously been expected to open during the first quarter of 2027. Wynn Resorts confirmed this month that its public opening had moved to September 2027 following disruption to construction schedules.

Wynn Resorts CEO Craig Billings said regional conflict had disrupted worldwide supply networks and the shipping-insurance market, requiring some materials and equipment to be obtained through alternative sourcing, rerouted or expedited. The movement of staff and consultants was also disrupted.

The project budget has consequently risen by approximately $600 million, equivalent to about Dh2.2 billion. Wynn said around half of that increase related to regional disruption, higher material and shipping expenses, plus pre-opening and financing costs connected with the extended timeline. The remainder covered remeasurement, trade coordination and other construction costs.

Wynn Resorts owns 40 per cent of the joint venture developing the property. It contributed $48.1 million during the second quarter of 2026, bringing its cumulative cash contribution to $1.06 billion.

Construction and pre-opening recruitment are continuing ahead of September 2027. Reservations and pricing for the four Enclave Townhomes have yet to be released.
