The Indian Ocean’s latest luxury openings include entire islands, staffed homes and self-contained residences, expanding on the conventional hotel-suite model.
Fregate Island Private offers the greatest seclusion, while La Réserve Seychelles places full villa service at the centre of the stay. Four Seasons Desroches suits multigenerational groups, and One&Only Le Saint Géran combines residential privacy with extensive resort facilities.
The best choice depends on how far guests want to retreat from conventional resort life.
Fregate Island Private for whole-island seclusion
Located east of Mahé in the Seychelles, Fregate Island Private is a 544-acre conservation-led retreat preparing to reopen in October 2026 after a complete reconstruction.
The latest reopening details describe 14 private pool villas and three estates, although earlier plans counted the accommodation differently. Only 18 per cent of the island is developed, with capacity limited to 76 guests supported by 211 staff.
Privacy extends beyond the accommodation. Villas have separate service routes and individual Starlink networks, while Anse Macquereau, one of seven beaches, can be reserved exclusively. The Owner’s Estate occupies its own peninsula with a helipad, private marina entrance, cinema, spa and pool.
Fregate’s conservation programme is a central part of the island experience. More than 3,500 Aldabra giant tortoises live here, alongside a substantial share of the recovered Seychelles magpie-robin population. A conservation lab will support work involving native species, turtle nests and coral restoration.
The rebuilt spa brings Watsu therapy, floatation pools, ice baths and a snow room to the island. The island also has a large wine cellar and produce from its ten-hectare farm, useful for longer stays.
Fregate is the clearest choice for maximum geographical privacy, although reaching it requires a helicopter flight or weather-dependent boat journey from Mahé.
La Réserve Seychelles for a fully staffed private home
Set beside Anse Boudin beach on Praslin, La Réserve Seychelles is a collection of six private villas expected to open in summer or autumn 2026. A villa listing gives September as the more specific target.
The four- to six-bedroom homes range from 695 to 880 square metres, providing far more shared space than a conventional resort villa. Each stay includes daily housekeeping, a private chef, butler service and full-board dining with three meals per day, excluding alcohol.
The villas offer residential privacy while keeping guests close to Praslin’s beaches and neighbouring islands. Anse Lazio is listed as four minutes away, with La Digue around 15 minutes by boat and views extending towards Curieuse Island Nature Reserve.
Kayaks, paddleboards and snorkelling equipment are included. Massages, diving and private boat charters can be arranged separately.
La Réserve is best for families or friends who want to share a large home without managing meals or housekeeping. Its trade-off is a lighter collection of on-site facilities than the full resorts in this comparison.
Four Seasons Desroches for multigenerational stays
On the northern side of remote Desroches Island, the new Five-Bedroom Royal Villa unveiled in January 2026, is the largest and most private residence at Four Seasons Resort Seychelles at Desroches Island.
The villa has its own pool, gym, spa sanctuary and beachfront barbecue pavilion, allowing a family group to spend much of the holiday together without moving through the resort. Personalised service supports the residence, while the wider property provides restaurants, a children’s club and an Organic Spa.
Desroches is reached by a 35-minute domestic flight from Mahé. Once there, guests can explore miles of beach, cycling trails and habitats shared with more than 150 Aldabra giant tortoises.
The Royal Villa is the strongest option for multigenerational guests who need one cohesive residence but still value resort dining and children’s activities.
One&Only Le Saint Géran for privacy within a full resort
Positioned on a private peninsula along Mauritius’s Belle Mare coastline, One&Only Le Saint Géran completed its latest enhancements in October 2024. The work extended and replenished the beach to two kilometres and introduced Mauritius’s only Guerlain Spa.
Its villa collection ranges from two to six bedrooms and accommodates up to 12 guests. Residences include private pools, daily housekeeping and dedicated host service, with private chefs available at an additional charge.
Villa One offers the most exclusive beachfront arrangement, combining two bedrooms with direct sand access and a 40-metre infinity pool. All villa guests can use RIVA, an exclusive beach club with its own pool, restaurant and private stretch of beach.
The new Guerlain Spa draws on Mauritian landscapes and healing traditions for its signature treatments. Guests also retain access to the resort’s golf, diving, watersports and KidsOnly Club.
One&Only Le Saint Géran is the most versatile choice for travellers who want villa privacy without giving up the energy and choice of a substantial resort.
